Came into effect on May 1, 2016, RERA Act, or Rajasthan RERA, is the state’s official Real Estate Regulatory Authority for administering Real Estate, i.e. Regulatory and Development Act. Under this Act, the authority establishes an adjudicating procedure for speedy dispute redressal regarding registered real estate projects.
The primary responsibilities of the management are to ensure the disclosure of real estate projects by promoters, real estate projects registration and real estate agents. Further, this includes addressing complaints and providing recommendations to the government on matters associated with the real estate sector’s development and promotion.
Before the RERA Act of 2016, the real estate sector in the country was unregulated. For this reason, the builders and developers flouted rules and duped homebuyers. But, post the introduction of the RERA Act, builders and developers are monitored by a regulatory authority responsible for protecting the homebuyers’ interests.
The RERA Act is considered one of the landmark legislation passed by the Indian Government. RERA aims to reform our country’s real estate sector, encouraging greater transparency, citizen centricity, accountability and financial discipline. RERA is in line with India’s vast and growing economy. In future, the real estate sector will show a steep rise as many people will be investing in this sector.
What is RERA Rajasthan?
The Real Estate Regulatory Authority Act (RERA) is implemented in order to bring transparency to the real estate sector. Builders and developers must register and submit project details to RERA. Each state has its own RERA. In Rajasthan, this body is known as Raj-RERA (RERA Rajasthan).
RERA Rajasthan: Objectives and Functions
RERA Rajasthan regulates the Real Estate (Regulation and Development) Act 2016 and is charged with the following objectives and functions-
- Registering real estate projects in RERA Rajasthan.
- Registering real estate agents operating in Rajasthan.
- Ensuring project promoters disclose project details and adhere to timelines.
- Addressing complaints received by RERA Rajasthan.
- Providing expert recommendations to the state government to promote the growth and development of the real estate sector in Rajasthan.
- Real estate sectors regulation and promotion in Rajasthan.
- Facilitating promoting and growing a transparent, healthy, efficient, and competitive real estate sector in Rajasthan.
- Protecting the interests of homebuyers, real estate promoters, and agents.
- Establishing and operating an adjudicating mechanism for speedy dispute resolution related to real estate projects.
Real Estate Projects Registration (RERA)
- All residential and commercial real estate projects must be registered with Rajasthan RERA.
- The proposed development property area should be more than five hundred square meters.
- If the project has more than eight apartments, including all phases.
- For a real estate project, the promoter has not received a project completion certificate before initiating the act. If the certificate isn’t obtained, the proponent must pay a penalty extending up to ten per cent of the estimated real estate project cost. Suppose the promoter applicant violates the rules continuously. He will be punishable with 3 years of imprisonment, a fine of 10 per cent of the estimated real estate project cost, or both.
- Any alternation or deed in the real estate project involves advertising, marketing, selling or new allotment of an apartment, plot or building.
Steps to Register Project in RERA Rajasthan
- Visit Rajasthan RERA official website at http://rera.rajasthan.gov.in/
- Click the Online Registration drop-down menu and select the appropriate option, Real Estate Project or Real Estate Agent.
- On redirecting to a new page, Click the Registration tab.
- Choose how you want to register on the platform – as a Citizen, Udhyog or a Government Employee.
- Select one of the options – Jan Aadhaar, Bhamashah, Aadhaar, Facebook or Google.
- Provide the corresponding details of the chosen option and click Next to fill out more information.

Documents Required for Registering on RERA Rajasthan in 2023
For Promoters
The list of documents that Promoters need to furnish to register at Raj RERA is-
- A copy of the PAN card
- An audited balance sheet of the promoter for the preceding financial year
- The number of parking areas, such as the basement, open, stilt, mechanical, parking, etc.
- Legal title deed copy reflecting the title of the promoter to the land.
- Encumbrance details.
- If the promoter is not the landowner, then a copy of the collaboration, development, joint development, or any other agreement.

Real Estate Agent
The list of documents the Real Estate Agents need to submit to register at RERA Rajasthan is as follows-
- Brief details of your enterprise, including its name, registered address, and type of enterprise (society/partnership/proprietorship/company, etc.).
- Photograph of the real estate agent in case of an individual, and the photograph of partners, directors, etc., in case of other than an individual.
- PAN card copy.
- Address proof copy of the place of business.

Timeline for RERA Registration
As per the act, the RERA certificate will be issued in 30 days by the RERA department. But, sometimes, it may come earlier or with some delay.

- Visit RERA online portal of Rajasthan.
- Click on the Search tab.
- Select the project from the drop-down menu.
- Add the details like-
